The Inspection Process

  • Our inspection process adheres to or exceeds the Standards of Practice and Code of Ethics as established by the American Society of Home Inspectors, ASHI®.  PDF copy of the ASHI® Standards of Practice/Code of Ethics is available at the ASHI® website.

  • Our Inspection package covers a wide range of items and the Inspection Analysis Report will give you detailed, easy to understand documentation as to the condition of the areas and systems of the home at the time of the inspection.

  • We will create a digital photo journal of the inspection, providing the original photo disk and a photo journal of the areas of "Major" & "Minor" deficiency and maintenance related items to our client customers as part of the report package.

  • WDO/Termite Inspections can be coordinated with a State Certified & Licensed Pest Control provider.

Our inspection will include, but not be limited to, the following areas of concern; 

Reinspection Policy;

We also do re-inspection follow-ups prior to closing for a fee of $125. 

Our reinspection policy is that we will NOT perform any reinspection of repairs made for deficiencies identified by our inspection unless prior to reinspection we are provided;

  • detailed invoices and receipts for the work performed,
  • verification or copies of business license and active State of Florida contractor's license for the company performing the work
  • verification of the contractors liability insurance (minimum $300K as required for contractors by the State of Florida), naming Premier Home Inspection Services on the ACCORD insurance sheet,
  • copies of all required permits. 
There are 2 reasons for our reinspection policy;
  • To protect our shareholders we will not assume and must negate any liability on repair work if performed by unlicensed/uninsured contractors, or on any unpermitted/illegal repairs that may be made.  It is up to the contractors performing the repairs to provide warranty and guarantees on any repair work performed, whether we reinspect the deficiencies or not.
  • The $125 fee is to cover time and expense for the reinspect and any documentation produced
